Selling a rental place with difficult occupant


By the time I contacted a money apartment buyer, I was harshly tied up & exasperated. I’d attempted to evict the occupant from my rental property in Jacksonville, Florida, without success. When the occupant initially moved into the home, all of the appliances were brand new. I’d recently renovated the kitchen & both of the powder rooms. I had modern floors installed throughout the property & updated most of the windows. The heating & cooling system was less than two years old. The lawns were mowed, the shrubs trimmed & the gardens weeded. There was a fresh coat of paint on the interior & exterior of the house. The occupant completely neglected lawn care. I attempted to mow the lawn at one point & found it littered with garbage. There were bags of garbage & empty pet food cans stacked on the porch. A stipulation of the rental agreement was no pets. After about six months, the rent was always multiple weeks later. After a year, they quit paying altogether. A glimpse into the property showed me that it was a disaster. If I had managed to get the occupant to vacate, I would have needed to clean, service & renovate. The smell was horrendous. There was no way to sell the property by conventional means. I actually couldn’t show such a disaster to a potential buyer. I doubted a patron could secure financing from the bank. I simply wanted to walk away from the responsibility as quickly as possible. A money apartment patron was the ideal solution. I filled out an online contact form & had an offer within twenty-four hours. Once I agreed to the terms & signed the paperwork, the closing was completed in under two weeks.
